How much does property management cost?
The property management fee is 8% to 10% of the contract rent. -
Do I have to sign a long-term contract with you to sign up?
No. Our contract can be cancelled with 30 days notice by either party. -
Can I speak to a property management client of yours?
Yes. We have references available. -
How much can my property in earn in rent?
Many factors determine rent amounts. Location, amenities, lease terms etc. To determine the fair market rental price for your property, we would perform a comparable rental analysis report. -
Am I required to accept Section 8 for my rental home?
California law requires us to allow all applicants to view and apply for any property advertised for rent or sale. -
Are you a licensed real estate brokerage?
Yes we are licensed by the California Department of Real Estate. -
Can I or the tenants in the my property reach your property managers after business hours?
Yes in most circumstances we are available 24 hours a day. -
Is the monthly rent from my tenants deposited directly into my account?
Yes we have online rent and bill payment services. -
How and when do I get my funds?
Funds are remitted twice a month on the 6th and the 15th by electronic funds transfer. -
Do I get to see the lease or sign it?
We will prepare and sign the lease on your behalf and forward you a copy for your records. -
Does your property management company have in-house maintenance?
Yes we have relationships with multiple trade professionals and an in house maintenance staff as well. -
Do you sell real estate too?
Yes we are licensed to sale real estate in all 58 counties of California. -
How is rent collection handled?
The vast majority of our tenants pay rent online. Each of our tenants have a login and can make rent payments at any time. -
How long of a lease do you sign?
The initial lease is usually 12 months (1 year) and then converts to a month to month lease unless otherwise negotiated. -
How much security deposit do you charge the tenant to live in my rental home?
Generally the deposit is equal to one months rent but no more than 2 times the rent is allowed. -
What type of reports do I get and how often?
We issue monthly income and expense statements and annual statements and 1099 income reports. -
Who holds the security deposit?
We hold the security deposit in trust though the duration of the residents tenancy. -
What types of properties do you manage?
Commercial and Residential properties. -
Do you offer leasing only services?
Yes. We can provide Tenant Placement Services only for those who wish to self manage. -
How soon can you start managing my property?
As soon as today!!! However, there are many factors to consider. Is your property is currently rented or with another management company, vacant, with outstanding or deferred maintenance or you have a dead beat tenant that you need evicted asap? If so, then the on-boarding process involves a bit more time and documentation.
